Real Estate Market Analysis - FIN 497/5597B.

 

The objectives of this course are to provide students with a working knowledge of the essential steps in conducting a market analysis and feasibility study that will:

         · Enable students to make reliable forecasts of future cash flows resulting from the anticipated development of 
               a particular type of real estate use whether it exists or is to be built.

             · Enable students to obtain relevant data from the market and utilize he various metrics to measure the supply and
               demand for a particular type of real estate use.

             · Course includes over 10 Industry Specific Guest Speakers, Individual use of Demographic Proprietary Databases
               and Case studies of local specific parcels of real estate.

Legal Context of Real Estate Decision Making - FIN497/5597

This course will address fundamental economic issues; basic real estate terms of art; unique attributes of commercial real estate; the distinction between office, retail and industrial property leases; significant business and legal issues that arise in lease negotiations; construction issues, including how buildings are constructed and the “green” movement impact on current construction practices.

Learn key business and legal concepts in architect and general construction contract negotiations;
issues in buying and selling properties, including due diligence, representations and default concepts; brokerage agreements; governmental issues, including zoning, entitlements and condemnation.

Study financing issues, including the negotiation of construction and permanent loan documents; loan application /brokerage agreements; the impact of bankruptcy on real estate transactions; an explanation of different types of insurance coverage applicable to commercial real estate.
